Commercial Permit Submittal Requirements

 

The following materials are required with any application for a new commercial building or a building addition.

 

GENERAL

 

1)       Completed building permit application

2)       Valid Greenwood Village contractor's license

3)       Two sets of plans - stamped and signed by a registered architect and engineer (see below)

4)       Evidence of submittal to South Metro Fire Rescue Authority for separate plan review

5)       A separate right-of-way (R.O.W.) permit must be obtained for any utility connections within the R.O.W.  If construction is to take place on a state highway, an access, utility, or R.O.W. permit will be required from CDOT.

6)       Properties within the Denver Technological Center or Greenwood Plaza South are required to submit a letter of approval from the DTC Architectural Control Committee 303.773.1700 prior to issuance of a building permit

7)       Electrical work is permitted and inspected by the Colorado State Electrical Board, call 303.894.2300 for requirements.

PLANS should include:

 

1)       Site Plan showing the following:

 

a)       Property lines showing location of property corners

b)       Footprint of all existing and proposed structures, including setbacks from property lines

c)       Height calculations

d)       Existing and proposed contours at 1 intervals with USGS elevations noted

e)       Adjacent streets (with names)

f)         Drive aisles, parking areas, walkways, and plazas

g)       Location of fire hydrants and fire lanes

h)       North arrow

i)         Retaining walls (including window wells) with top and bottom of wall elevations noted.  Walls in excess of 4 require a Design Analysis with a cross section detail stamped by registered architect or engineer

j)         100 yr. flood plan boundary

k)       Delineate boundaries of any wetlands

l)         Trash and mechanical equipment enclosures and fences

m)     Construction trailers, materials, portable toilets, site access and fencing

n)       Lot size (area in acres and/or square feet)

o)       Sump pump or foundation drain outfall

p)       Location of water meter and existing utilities

q)       All easements, curb and gutter or ditch line, pavement and adjacent storm sewers

r)        All above ground detention facilities and utilities

 

2)       Screening Plan - detailed drawings of screening measures for rooftop and ground mounted mechanical equipment and generators

 

3)       Storm Water Management Plan showing the following:

 

a)       Temporary erosion control measures

b)       Permanent detention/water quality design calculation and drawings

c)       Design Criteria Manual calculations

 

4)   Soils Report stamped and signed by retistered architect/engineer

 

5)   Project Manual and Specifications

 

6)   Construction Plans showing existing conditions and all new work.  Plans should be drawn to scale and include the following:

 

A)  Architectural Plans which include:

 

a)       Cover sheet - include building code analysis, square footages, allowable height

      and area, occupant type, occupant load, required exiting, restroom fixture count,

      accessibility

b)       Floor plans - indicate room use

c)       Building elevations

d)       Building and wall sections

e)       Door and hardware schedule

f)         Room finish schedule

g)       Glazing schedule

h)       Restroom elevations and detailed dimensions

i)         Wall type legend including design approval numbers and details

j)         Roof plan and drainage slopes

k)       Stair and ramp section including handrail and guardrail details

l)         Shaft sections

m)     Exit sign locations

n)       DC ROM copy of core and shell architectural plans in PDF format

o)       Energy calculations (COMcheck)

           

B)      Structural Plans which include:

 

a)  Soils report

b)  Foundation plan including peripheral drain system

c)  Framing - roof, floor and walls

d)  Structural details

e)  Design Criteria:

     i.     Snow loads (30 psf)

     ii.   Wind loads (100 mph - 3 second gust)

     iii.    Wind exposure category (C)

     iv.    Frost depth (36)

     v.     Earthquake zone (B)

     vi.    Climate zone (5)

f)         Engineered drawings of pre-fabricated structural element

 

C)      Plumbing and Mechanical Plans which include:

 

a)  HVAC plans including locations of ducts, fans, and dampers

b)  Mechanical equipment schedule

c)  Mechanical room layout

d)  Plumbing fixture schedule

e)  Piping isometrics and plans for water, waster, venting, gas and roof drainage

 f)  Proposed interceptors, ejectors or traps

 

D)      Electrical Plans which include:

 

a)  Power lay-out plan

b)  Lighting plan including exit lighting

c)  Panel schedule and location

d)  COMcheck

 

All of the above must be submitted for a new commercial project.  For any project less than a new building, the whole list above may not apply.  Check with the Community Development Department 303.436.5783 to find out what will be required.
