“Lot area” means the square footage or acreage of a lot as measured within the boundaries of the lot measured or a horizontal plane upon which the boundaries have been vertically projected, including all easements, to which may be added the area of an abutting street or the Highline Canal to the extent that such street or canal was originally derived from the lot by dedication (not by sale or condemnation).
