A. All rezoning and/or development in the R-.75 residential zone district shall require the establishment of a planned unit development pursuant to the procedure set forth in Chapter 15.54 of this title.

B. Minimum requirements:

1. Lot area, twenty-two thousand five hundred square feet;

2. Front yard, forty feet;

3. Rear yard, twenty feet;

4. Side yard, twenty feet;

5. Lot frontage, thirty feet on a dedicated right-of-way.

C. Maximum dwelling units per gross acre shall be 1.33;

D. No structure shall be permitted on land located in a floodway or area of special flood hazard as defined in Chapter 12.16 of this code. (Ord. 1990-51 § 2: Ord. 1987-1 § 1(S) (part), (T); prior code § 5-2-4 (E)(5))
