15.22.030 Development standards.

A. All rezoning and/or development in the R-.1 residential zone district shall require the establishment of a planned unit development pursuant to the procedures set forth in Chapter 15.54 of this title.
B. Minimum requirements:
1. Lot area, eight thousand eight hundred square feet;
2. Lot area per dwelling unit, four thousand three hundred fifty-six square feet;
3. Lot frontage, thirty feet on a dedicated right-of-way;
4. Open space, sixty percent;
5. Front yard, twenty feet;
6. Rear yard, twenty feet;
7. Side yard, ten feet.
C. Maximum dwelling units per gross acre shall be ten.
D. An applicant for rezoning to the R-.1 zone district shall show a proximate relationship to an employment center within a one-quarter mile radius, document a housing need in that center, and present an application and construct a project that will serve a cross-section of the employees of that center. Pedestrian access shall be provided to the employment center.
E. No structure shall be permitted on land located in a floodway or area of special flood hazard as defined in Chapter 12.16 of this code.
F. In the event of any dwelling which is located in an R-.1 zone district and which was constructed prior to the effective date of the ordinance codified in this section is partially or completely destroyed, the owner of said dwelling may reconstruct said dwelling on the existing foundation, so long as the reconstructed dwelling does not decrease the building setbacks over the setbacks existing on the effective date of the ordinance codified in this section.
