15.24.030 Planned unit development standards.

A. Minimum requirements for a use by right in a planned unit are:
1. Open space, forty percent;
2. Separation between buildings, twenty feet;
3. Separation from total parcel property line, twenty feet.
B. Maximum dwelling units per gross acre shall be 20.0.
C. All rezoning shall be as a planned unit development.
D. The applicant shall show a proximate relationship to an employment center within a one-half mile radius, document a housing need in that center, and present an application and construct a project that will serve a cross-section of the employees of that center. Pedestrian access shall be provided to the employment center.
E. The proposed development shall be adjacent to at least one major arterial street as shown on the major thoroughfare plan of the city.
F. Local service facilities shall be permitted to an extent not to exceed three percent of the planned gross floor area.
G. No structure shall be permitted on land located in a floodway or area of special flood hazard as defined in Chapter
