15.38.020 Site qualification requirements.

The town center district shall be located on land meeting the following requirements:

A. Size. The minimum gross land area for a town center district shall be two hundred fifty contiguous acres with a minimum of sixty percent presently zoned in zone categories other than residential at the time of the application. Such land may be divided by vehicular ways but shall be so located, dimensioned and arranged as to permit unified planning and development. Areas under two hundred fifty acres in size can be added to an existing area with town center zoning, if it is directly adjacent to an existing area with town center zoning, either by an amendment to the existing master plan or by the creation of a new master plan.

B. Transportation. The town center area shall directly abut and be surrounded by major arterials and freeways existing and planned in the Greenwood Village master plan and joint regional planning program regional plan. An area can be added to an existing area with town center zoning that directly abuts and is surrounded by major arterials and freeways existing and planned, if the area to be added is directly adjacent to an existing area with town center zoning.

C. Utilities. The utility systems (water, sewer, electrical, etc.) serving the proposed town center site shall have major service capabilities. All utilities shall be underground.

D. Comprehensive Plan. The location of the town center shall be in accordance with the comprehensive plan of the city. (Ord. 2001-10 § 1: Ord. 1987-1 § 1 (FF), (GG); prior code § 5-2-4(P)(2))
