15.40.070 Final plan--Additional stipulations.

After an area has been zoned mixed commercial district, and the preliminary plan approved in conjunction with that zoning, the planning and zoning commission and the city council shall consider a final plan and additional stipulations specifying the following:
A. Proposed specific land uses permitted on the site and those uses specifically prohibited from the site and site plan including buildings and all site improvements;
B. The areas of street dedication, parking ground coverage, and building ground coverage;
C. Landshaping and landscaping detail, including phasing of installation in relation to structural construction and final grading;
D. Architectural intent statement generally describing building materials to be used and the general architecture of the building, including pictorial representations;
E. Fence and sign detail and requirements;
F. Lighting detail, both on-site and street, if applicable;
G. Method of solid waste disposal;

H. Statement of emergency vehicle accessibility during construction;
I. The gross and net ratio of land dedicated to the city as parks and other open space to all property within the development;
J. Proposed traffic and transportation system improvements including vehicle, bicycle, pedestrian and transit. (Ord. 1989-40 § 11; Ord. 1984-20 § 1 (part): prior code § 5-2-4(Q)(4)(a))
