Chapter 15.76 RESIDENTIAL CLUSTER DEVELOPMENT
15.76.060 Eligibility criteria.
A residential cluster development must meet the following
eligibility criteria:
A. Land Area. The land area subject to review with the
application of a residential cluster development project shall comprise at least
a four acre site. However, the minimum land area requirement my be reduced to
two acres or less if special circumstances exist such as a buffer project.
Residential areas may not be downzoned, but a land owner may request a zoning
change. Residential cluster development must be located on the edge of a
developable area and serve as a buffer between residential and non-single family
residential zones.
B. Land Ownership. The applicant owns or controls the land
subject to the residential cluster development application.
C. Development Team. A development team of design
professionals, including architects, landscape architect/planner, civil
engineer, soils engineer drainage engineer, etc., as appropriate, with the
expertise and experience to carry out the intent of this development and
applicable standards is engaged. (Ord. 1999-12 § 1 (part))
