Starting tomorrow, three bills—HB24-1152, HB24-1304 and HB24-1313—are scheduled to be heard by the Senate. Greenwood Village City Council has passed three resolutions opposing all of these bills for their devastating impact on our community and their effective silencing of local voices on planning and zoning matters.

These bills would force Greenwood Village to allow accessory dwelling units (ADUs) in every single-family neighborhood, allow developers to eradicate parking, and mandate City of Greenwood Village zone for an additional 25,000 dwelling units along the already congested I-25 corridor.

HB24-1152: Allows Accessory Dwelling Units (ADUs) in single-family neighborhoods with no public input, no additional parking requirements, and to be located within 5 feet of the side or rear property line, disregarding existing local laws. 

HB24-1304: Prohibits cities from establishing minimum off-street parking standards for all land use types, effectively eliminating parking requirements for any development. Without any parking, where will all the cars go?

HB24-1313: Mandates the construction of at least 40 residences per acre near light rail stations. Recent regional studies have shown even with new housing added near light rail on I-25, ridership has not increased. This bill would only add thousands more cars to an already congested highway system.
