Public Hearings

Public hearings are an announced formal meeting conducted by Greenwood Village officials where testimony is usually taken under oath, by affirmation or by subpoena, and to afford the public the fullest opportunity to express opinions on a project or item. An audio verbatim record and/or written transcript of the proceedings are made part of the Village's record. Public hearings are held for annexation considerations, liquor licenses, capital improvement projects and zoning matters of the Village.

Citizen participation is encouraged and welcomed at these hearings. Council and staff believe that the more involved citizens are in the early stages of program and legislation development, the better local government can meet the needs and expectations of our community.

Public notice is usually required and is given in the manner provided by the charter, statute, or ordinance pursuant to which the hearing is to be held. Most hearings will be published on the website. While some hearings are published in the Village's designated newspaper The Littleton Independent.

In the event a public hearing is postponed or continued, notice may be given at the original hearing date announcing the new date and time, the new notice may be republished in The Littleton Independent, posted on the Village's website, or posted on the property. Individuals may subscribe to receive notice of the posting of the public hearings through the Village's Notify Me.

Notice is hereby given of a public hearing to be held by the Greenwood Village Board of Adjustments & Appeals on Thursday, March 27, 2025 at 6:00 PM. at City Hall 6060 S Quebec St, Greenwood Village, CO 80111 to consider Case No. PZ-25-01-VAR; 1425 Cherryville Rd; Variance. The applicant is requesting a variance to Section 16-8-40 (setbacks) and Sec. 16-25-20(a) (nonconforming structure) to scrape and rebuild an existing non-conforming house and rebuild a new house with side setback encroachments which are similar to the existing side setback encroachments. The R-1.0 zoned property requires a 40-foot side setback minimum. The existing house is setback 22.3 feet on the west side and 29.5 feet on the east side at the closest point. The proposed house is 24 feet on both the east and west side.

The existing lot is non-conforming as to the minimum required lot width in the R-1.0 zone district because this neighborhood was platted before the incorporation of the City (1950) in 1946. The lot is 132 feet wide, where the R-1.0 zone district requires 150 feet. The foot side setbacks requested would accommodate an 84-foot-wide house, which is what is proposed by the Applicant. With the current lot width, the maximum allowed width of a house is limited to 52 feet. This item was continued from the February 27th Board of Adjustments and Appeals Regular Meeting.

Case No. 24-56-VAR; a Variance for 2601 E Long Dr. The applicant is requesting a variance to Section 16-22-10 (accessory structure setbacks) of the Greenwood Village Land Development Code (LDC) for the construction of a sport court (accessory structure) that does not meet the minimum required accessory structure setbacks. The minimum required accessory structure setbacks for this property are 25 feet on the rear and 20 feet on the side. The sport court is setback 17 feet 3 inches from the west side property line (2-foot 9-inch encroachment) and 9 feet from the north (rear) property line (16-foot encroachment).
